  • Arvest Skyline Report

    • The Northwest Arkansas real estate market remained strong in the second half of 2024, with 5,339 homes sold, marking a 14.2% increase from the previous year. Home prices continued to rise, with Benton County averaging $449,750 (up 7.0%) and Washington County at $402,322 (up 4.0%). New construction played a major role, making up 38.5% of all sales, the highest total in Skyline history.

      The multifamily sector stayed competitive, with a 3.3% vacancy rate, despite six new complexes adding 506 units to the market. Rental prices also climbed, with the average rent reaching $1,075.18, up 6.9% from 2023 and 50.2% higher than five years ago. Meanwhile, commercial real estate saw declining vacancy rates across office, retail, and warehouse spaces, even as new developments entered the market.

  • New Cardiac Care Center

    • The Alice L. Walton Foundation has purchased 100 acres in Bentonville to develop a proposed health care campus, including a cardiac care facility. This initiative follows a $700 million, 30-year agreement announced in 2024 between the Foundation, Mercy, and Heartland Whole Health Institute to expand health care access and improve outcomes in the region. Cleveland Clinic will collaborate by providing cardiovascular expertise.

      Mercy has committed $350 million to build a cardiac care center in Rogers, while the Foundation will invest $350 million to establish an outpatient specialty care center in Bentonville. Studies indicate a significant outmigration of patients seeking specialty care, particularly in cardiology. The new facilities aim to keep patients close to home for treatment.

      Mercy is expanding its cardiac care capabilities by adding ICU and recovery beds, opening new surgical suites, and recruiting top medical professionals. The cardiac care center is expected to open in late 2028.

  • NWA Commercial Real Estate

    • Marshall Saviers, CEO of Cushman & Wakefield | Sage Partners, describes Northwest Arkansas’ commercial real estate market as strong but facing growth challenges. A recent market analysis shows historically low vacancy rates across all sectors due to high construction costs limiting new developments. Industrial, office, and retail spaces remain in demand, while rapid population growth continues to strain real estate availability.

      Saviers notes that Walmart’s new campus nearing completion may ease labor shortages, but high commercial building permit values contrast with construction difficulties. He emphasizes the urgent need for more affordable and dense housing to support sustainable regional growth, advocating for urban planning that prioritizes walkability and infrastructure efficiency.

  • New Multi-family project opens in Downtown Rogers

    • First Street Flats, a 121-unit, $28 million multifamily development in Rogers, recently opened at 401 First St. Developed by Fayetteville-based Specialized Real Estate Group, it is one of Arkansas' first Net Zero Ready properties, featuring on-site solar panels and energy-efficient design.

      The project includes three three-story buildings with studio to two-bedroom apartments, as well as an amenity building with office space, a library, a pool, and a patio lounge. The site, formerly Traders Market, was purchased for $1.72 million in 2022. Property manager Mark Mansell highlights the development’s focus on sustainability, with an energy monitoring system to help residents track and reduce energy use.
